What’s on offer?
If you are looking for a new home, we’re here to help you understand all the different options available.
Transfers
If you live in a ccha property and want to move internally, you can join our transfer waiting list. We have a lot of residents on this list and the wait can be a long time as not many homes become available to transfer residents into. Find out more on how to apply here.
Mutual exchanges
Another option is to exchange with another resident either within ccha or from another council or housing association. The best way to find a new home is on the HomeSwapper website. Once you’ve registered, ccha will review your application and you can start looking for a home to swap with.
Join the local council housing waiting list
If the above options don’t work for you, you can rejoin your local council’s waiting list for housing. You can find out how to do this on the links below.
• Contact Croydon Council on their website.
Private sale
If you can raise money for a deposit and a full mortgage, private sale may be for you. At the moment, there are very few schemes to help those buy fully but keep an eye out on the nuviva website for any news on if this changes. You can use sites such as nuviva.co.uk, zoopla.com and rightmove.com to find new homes.
London Living Rent
If you are looking to rent, with a view of saving for a deposit to buy a home in the future, London Living Rent (LLR) may be for you. These tenures are for middle-income households who currently rent. Tenancies are offered for a minimum of 3 years, with below-market rent, and can be extended to a maximum of 10 years.
To be eligible for London Living Rent, you must meet certain criteria:
- You must live or work in London. Please note that priority will generally be given to those who live or work in the borough where the property is located.
- You must have a formal tenancy or live in an informal arrangement with family or friends as a result of struggling with housing costs.
- Your household income must not exceed £60,000.
- You must not already own another home.
- You must be unable to currently buy a home – including through Shared Ownership – in your local area.
You can find homes available for London Living Rent on the Mayor of London website. We don’t currently have any homes for LLR available, but this may change over the coming years.
Shared Ownership
If you earn less than £80,000 outside of London, or £90,000 in London, and can raise funds for a 5% deposit, you may be eligible for a Shared Ownership home. With this scheme, you would pay a deposit, purchase a % share of the property, and pay rent on the % you do not own. For example, if you purchase a 25% share, you will use a deposit and mortgage to cover the 25% and pay rent on the 75% remaining.
In the future, you can ‘staircase’ up to own a higher share of the property and can eventually own it. To find out more about Shared Ownership and the eligibility criteria, please visit the government website.
You can find properties available for Shared Ownership on our nuviva website or the Share to Buy website.
