More affordable homes pledge

We completed the build of 41 homes this year at 2 new development sites, providing a selection of apartments for London Affordable Rent, London Living Rent and Shared Ownership.

Looking to the future

With construction costs increasing over the last few years, we have focused on how we can achieve our goal of providing affordable homes, at a lower cost. This year, we applied for funding from the GLA to allow us to bid on more opportunities to build homes for social rent, London Living Rent or shared ownership.

We have used the Asprey Solutions software to identify which of our existing sites have potential for redevelopment, either through a rebuild, redevelopment or building on available land. Working with Frankham Projects, we narrowed this down to 13 sites and have achieved Board approval to move forward with three of them, one of which we hope to start in 2024.


Partnerships

Frankham Projects are working with us on our owned sites, acting as development managers, employers' agents and principal designers. For new sites, we have partnered with Islington Shoreditch Housing Association (ISHA) to provide administration support for our grant funding. They are assisting with new opportunities and writing appraisals, discussing offers and tenure mixes – essential for a small company like us.


Compliant design

Our Development and Property Services Teams have worked together to revise the design brief to ensure compliance with all current and new legislation. This includes adhering to the Building Safety Bill and the green agenda.

To reflect the number of private sale homes we are currently developing, we reviewed the governance structure for our subsidiary, cchadl. Our primary focus is to provide more affordable homes for our local community and cchadl’s mission is to be able to fund these homes. The Leadership Team now focuses on cchadl’s activities, while the Board has more time to focus on the objectives of the Development Committee and overall governance of cchadl.
