Safety and security
To be compliant and have residents who feel safe and secure in their home environment.
We want to go above and beyond being just compliant. We want residents to feel safe and secure and improve on our current standards.
Compliance
Making sure we are compliant gives residents confidence that their homes are safe and secure. We’re committed to keeping up with all the relevant regulations and legislation, adapting to any changes that might come. This includes the new Decent Homes Standard and Awaab’s Law.
With the introduction of Awaab’s Law from October 2025, we’ll be required to address and resolve damp and mould hazards within residents’ homes within fixed timeframes. We’ve already started taking all repair calls in-house to make sure works are prioritised and scheduled in a timely manner. Our stock condition surveys continue with an increased scope, helping us identify necessary repairs proactively to ensure residents are living in safe homes.

Getting to know our homes
We want to get to know our residents and their homes better. To do this, we’ll be developing a programme of customer home visits, which will start by 2026. This initiative will increase our on-site presence, showing residents we’re available to help and support them. It will also ensure the data we have is up to date and help us understand any vulnerabilities or specific requirements residents might have.
Setting standards
We’ll develop a new Neighbourhood Strategy, which will include the launch of a new Neighbourhood Policy with information about self-management of the estate by residents, if this interests them.
Later in the plan, we’ll be looking to create a minimum safety standard for our estates and ensure that all estates comply. From this, we hope to make improvements to increase resident safety and the enjoyment they feel living on their estate.
