More affordable homes
New opportunities
The market has been challenging this year, but our teams have continuously explored potential developments, focusing on those that will work with our budget and funding as a smaller organisation. We looked at 27 new opportunities across Croydon, Sutton, Bromley and Merton, with one having a positive outcome.
ISHA has been essential in supporting us with this work, helping us find affordable developments, supporting with bidding for grants, suggesting tenures and, once successful, will help us deliver it to completion.
We weren’t able to start building the 45 homes we had hoped for this year. We’ll be continuing to look for new opportunities and our newest development, which we hope to start on site in 2025, will provide 18 new shared ownership homes in Purley.
Redeveloping
With limited new opportunities available, we’ve worked with our consultants, Frankhams, to find ways to develop our own land to provide more affordable homes.
We successfully entered into a Planning Performance Agreement with Croydon Council which will support us with our upcoming redevelopments and have dedicated officers to give us feedback on our applications. This year, we had four schemes going through planning with Croydon.
One site will build on some existing land at the back of an existing scheme, providing up to eight one and two bedroom homes. We hope to start on site this year.
The second will see us redevelop a site from an HMO (house in multiple occupation) to 17, one, two and three bedroom apartments for social rent.
The third will focus on turning another HMO into two large homes, which is an essential need for families in Croydon currently.
Our fourth project is a cooperative venture with Heads2gether and St Lukes Church, which will provide social homes for low income families.
We then have four more potential sites which we’re looking into further for future redevelopments.
