We understand that keeping your home in good shape is important to you. In this article, we explain how repairs are handled when you rent versus when you own your home.
If you rent
We handle most of the repairs for renters, such as handling plumbing issues, and addressing general wear and tear. However, it's essential to report any problems to us promptly so we can address them.
We’re responsible for carrying out general repairs such as:
Repairing the common areas of buildings and estates, a task of significant importance.
External decorations and the decoration of common areas.
Ensuring the installations for supplying services of water, gas, electricity and heating are in proper working order and that annual gas servicing and 5-yearly electrical testing are carried out as per statutory requirements.
Ensuring that fire and other safety equipment is inspected and serviced regularly and that fire risk assessments are completed on a 1, 2, or 3-yearly cycle depending on the type of housing and building construction.
If you own part or all of your home
For homeowners, the responsibility for repairs typically falls on you unless your home is within a defect period. A defect period usually lasts for a year after the property is built, so it only applies to our new developments, and will only include certain items.
Repairs you’ll be responsible for include:
Maintaining appliances.
Handling plumbing and electrical issues immediately.
Gas and boiler repairs and servicing.
Maintaining air extraction and ventilation system.
Other general repairs.
Even if you own your home, we will still maintain the communal areas. If you’re unsure, you can check your Home User Guide or contact us for advice.
